Challenge
The privately held start up had explosive
growth and needed assistance in implementing immediate short and long-
term strategies in order to capitalize and exploit its first-to market
leadership position. Maintaining and encouraging a “work hard, play
hard” corporate mindset was paramount, and would need to be supported
and enhanced through the introduction of a new facility.
Strategy
The focus was finding a Landlord and
building that would not only accommodate the client’s expansion
needs, but would also promote the client’s “active lifestyle” of
combining hard work with rewarding play.
Result
A long-term 71,000 square feet lease at
one of the most recognized and cutting-edge design buildings along the
I-90 Corridor - Benaroya I-90 Center South. The local landlord-ownership
was committed to “thinking outside the box” for the client, and helped
structure the ability for the client to construct an outdoor regulation
size competition volleyball area, complete with sand and structured
seating. Since the building has a 400 foot long hallway, an arrangement
was also made allowing the client to use multiple “Segways” (motorized
scooters) to move from one area to another. In addition to the building
characteristics, the client was able to achieve a very accommodating
staggered takedown schedule, allowing the company’s future growth and
revenue ramp to coincide with its increasing occupancy costs. The client
was also able to achieve considerable control over its demanding parking
requirements, not only surrounding the building, but also in neighboring
surface lots.
