Project Outline
GVA Kidder Mathews’ Doug Klein and Russ
Segner identified the 45-acre Sternoff Family Property, which was held
by a bankruptcy trustee and contaminated by years of use as an auto
wrecking yard. Doug and Russ successfully negotiated a purchase of the
property, which allowed two years in time to study and remediate the
site. Ultimately, we obtained a consent decree from the Department of
Ecology. Concurrent with the environmental actions, Doug and Russ
interviewed contractors, engineers, and architects for Zelman and
created a team to handle the development challenge. Doug and Russ
consulted closely with the team to ensure they developed an attractive
property with maximum flexibility and all the modern amenities required
for today’s tenants.

Result
Oakesdale Business Center is a huge
success, winning the SIOR and NAIOP Development of the Year and was
preleased to the following tenants; 125,000 square feet to Kay Smith,
410,000 square feet to Cutter & Buck, and 60,000 square feet to Topics
Entertainment. The project totals 600,000 square feet.
